The three bases

All the named spots, food and shopping per city, screened for what works with a stroller, an infant and a toddler.

Tokyo

Tokyo 6 nights

Stay: Ueno or Tokyo Station / Marunouchi (apartment-hotel, MIMARU-style)

  • Instagram: teamLab Planets, Shibuya Sky at sunset, Senso-ji, Gotokuji cat temple, Shinjuku Gyoen.
  • Food: conveyor sushi (Uobei Shibuya, Nemuro Hanamaru at KITTE, Sushiro), department-store restaurant floors.
  • Tech: Akihabara, Yodobashi Akiba (9 floors), Bic Camera (F7 Nintendo and Pokemon).
  • Clothes: Uniqlo Ginza flagship (F7 kids floor), GU, Shibuya, Harajuku and Omotesando.
  • Toys: Kiddy Land Harajuku, Pokemon Center, Hakuhinkan Toy Park Ginza.
  • Toddler wins: Ueno Zoo, Sumida Aquarium, optional Sanrio Puroland and Tokyo DisneySea.
Mt Fuji, Kawaguchiko

Mt Fuji, Kawaguchiko 1 night

Stay: Private-onsen ryokan: Kozantei Ubuya or FUFU Kawaguchiko (Fuji-facing, in-room bath)

  • Base at Kawaguchiko, not Hakone, because the point is to see the mountain.
  • The easy shot: Oishi Park, flat lakeside with a lavender foreground in mid-July.
  • Chureito Pagoda is the postcard but ~398 steps, hard with a stroller.
  • July visibility is the worst window, clearest 08:00 to 10:30, treat a clear summit as a bonus.
  • Private or in-room onsen only, public baths bar diaper-age kids.
Osaka

Osaka 7 nights

Stay: Namba / Shinsaibashi (MIMARU), optional 1 to 2 nights near USJ at the Park Front Hotel

  • Universal Studios Japan: Wonderland first, Yoshi's Adventure, Child Switch for the tall rides.
  • Osaka Aquarium Kaiyukan, the best toddler day, spiral ramp so the stroller never folds.
  • Instagram: Dotonbori Glico sign, Osaka Castle, Umeda Sky Building.
  • Day-trips: Nara deer park (flat, do this one), Kyoto Arashiyama (pick one district).
  • Food: Dotonbori takoyaki and okonomiyaki, kushikatsu, depachika food halls.
  • Shopping: Den Den Town (tech), Shinsaibashi arcade (clothes, covered), Pokemon Center Osaka.

Where to stay

Entry-level luxury for a family of four, and why a licensed apartment-hotel beats a real Airbnb in 2026.

The occupancy trap

Japanese hotel rooms are capped by fire-safety law, often at 2 guests, and many count infants. A standard room frequently refuses 2 adults plus 2 children. Search for triple, quad or family rooms, and email to confirm.

The pick: apartment-hotels

MIMARU and MIMARU SUITES are built for families: rooms sleep 4 plus, with a kitchen, dining table and washing machine, and free cribs on request. About 20,000 to 35,000 yen a night. Best base in both Tokyo and Osaka.

Why not a real Airbnb

Japan's 2026 minpaku enforcement is the strictest ever (180-day caps, ward clampdowns, Osaka shut 1,800-plus illegal operators). Listings get cancelled in sweeps. Use a licensed serviced apartment instead, same space, legal, with a front desk for luggage forwarding.

Mt Fuji

A private-onsen ryokan (Kozantei Ubuya, FUFU Kawaguchiko): Fuji-facing room with its own bath, in-house kaiseki dinner. Confirm a layout that sleeps 4 plus a cot.

Booking checklist

Ordered by urgency. July is peak-ish and several of these sell out.

Lock first (sell-out risk)

  • Return flights (NRT in, KIX out) plus the Narita arrival private van.
  • Tokyo and Osaka apartment-hotels, family room, crib requested in the notes.
  • Kawaguchiko private-onsen ryokan, sleeps 4 plus cot.
  • USJ dated tickets plus SNW area entry (release ~60 days ahead, Express Passes sell out in hours).

Next

  • teamLab Planets timed slot.
  • Shibuya Sky (up to 14 days ahead, first or last slot).
  • Shinjuku to Kawaguchiko highway bus seats.
  • Kawaguchiko to Mishima to Shin-Osaka Shinkansen reserved seats.

Set up before you fly

  • Mobile Suica or ICOCA in your phone wallet (physical cards may be unavailable).
  • USJ app installed, every ticket QR registered before park day.
  • Mamapapa Map app for nursing and changing rooms.
  • eSIM or pocket-wifi, travel insurance for the kids.
Two things first: USJ tickets release about 60 days ahead and sell out fast (2026 is Universal's busiest year), and peak-July family rooms are limited. Lock those and the Mt Fuji ryokan before anything else.
